Looking to Buy Property or Obtain Turkish Citizenship?

Most people begin their search for a home in Turkey by looking at properties. They compare locations, prices, sea views, rental returns and citizenship eligibility. All of those things are important. But they are not the whole story.
The property is only one part of the journey. You may also need a lawyer, a bank account, a valuation, a residence or citizenship application, furniture, renovation work, tenants, maintenance and someone you trust to answer the phone when you are outside Turkey.
That is why our work has never been about simply handing over a set of keys. When you choose James and Ayşegül, you are not passed from department to department, and you do not become a reference number. We learn your name, your family, your plans and the reason Turkey matters to you. From that point, you become part of our Turkish family.
Some clients come to us wanting a summer home in Bodrum. Others are relocating their family to Istanbul, building a Turkish property portfolio, applying for Turkish citizenship, or looking for a secure home they can enjoy now and sell sensibly in the future.
Those are very different journeys. A beautiful villa can be entirely wrong for a family that needs year-round life, schools and easy transport. A glossy Istanbul development can qualify for citizenship yet still be overpriced, difficult to rent or poorly suited to the buyer’s long-term plans.
Our first responsibility is therefore to listen. We want to know how you expect to use the property, how often you will be in Turkey, whether income or lifestyle matters more, who is moving with you and what may change in five or ten years. Only then can we begin to narrow the search.
Sometimes our most valuable advice is to say no. If we do not believe a property is right for you, we will explain why. Trust is not created by agreeing with everything a client wants to hear; it is built by protecting the reason they came to us in the first place.

Buying abroad can feel complicated because every stage appears to involve another person. Our role is to make the journey feel joined together. We coordinate the moving parts, explain what is happening and remain your familiar point of contact.
| What we Handle | How it Fits into Your Journey |
|---|---|
| Buying and selling property | We help you search, compare and negotiate; we also advise on presentation, pricing and the eventual resale of your home. |
| Citizenship and residence applications | We coordinate the property and application journey with the appropriate independent legal and professional specialists, so eligibility, valuation and documentation are considered from the beginning. |
| Furnishing and renovation | From an empty apartment to a finished family home, we can organise furniture, interiors, gardens, repairs and renovation work with agreed budgets and regular updates. |
| Property management | We look after homes while their owners are away, arrange inspections and maintenance, manage practical issues and provide a dependable local presence. |
| Rentals and lettings | We help prepare the property for the rental market, coordinate tenants and ongoing needs, and keep the owner informed. |
You may need every service or only one of them. The important point is continuity. The person who understands why you bought the home should still be involved when you furnish it, rent it, manage it or decide to sell it.

For citizenship buyers, the passport may begin the conversation, but it should not dominate every decision. A property can satisfy a programme requirement and still be the wrong investment. We believe the property must make sense on its own merits: its location, value, local demand, rental prospects, build quality and realistic exit market.
The process must also be handled carefully. Property selection, due diligence, valuation, title deed transfer, residence arrangements and the citizenship application are connected. We help coordinate that journey with independent lawyers and the relevant professionals, while remaining the people who know you and can explain where everything stands.
The same principle applies to residence applications. Your immigration status should support the life you intend to build in Turkey, rather than being treated as an isolated piece of paperwork.

A transaction-focused agency may see completion as the finish line. For the owner, it is often the moment the real questions begin.
How do you connect the utilities? Who can furnish the property before your next visit? What happens if the air-conditioning fails, the garden needs attention or a tenant calls while you are in another country? If you later want to renovate, rent or sell, who already understands the property and the decisions you made when you bought it?
We have met owners who felt abandoned once their title deed was issued. We never want our clients to experience that. Support must be clear and properly organised, and ongoing services must have transparent responsibilities and costs, but the relationship itself should not disappear when the sale is complete.

Property is personal. A modest apartment may represent a family’s savings. A holiday villa may be the place where children and grandchildren spend their summers. A citizenship investment may be part of a much larger plan for security, education or mobility.
The size of the purchase does not decide the respect a client deserves. We remember the people behind the property: the children choosing bedrooms, the parents worrying about schools, the owner arriving after months abroad and the investor depending on us to be their eyes and ears in Turkey.
Our clients also become part of a wider community. Where appropriate, we introduce people who have made similar moves and can share what everyday life is really like. One client once described us as their ‘welcoming committee’. That meant a great deal to us because it captures the part of the work that cannot be reduced to a sales brochure.

We are husband and wife, and Turkey is our family home. James grew up in England and understands what it feels like to make a life in another country. Ayşegül grew up in Istanbul and has worked with developers in Istanbul and Bodrum. Together, we combine the perspective of someone who moved to Turkey with the local knowledge of someone who has always called it home.
That combination shapes how we work. We understand the questions foreign buyers may feel embarrassed to ask, and we understand how business, property and daily life operate here. We can bridge the gap without pretending that every process is simple or that every property is perfect.
Most importantly, you deal with real people who remain accountable for the advice and promises they make. We want you to feel comfortable calling us before you buy, while the work is underway and years afterwards.

You may first contact us about a property, citizenship or residence. The journey may then grow to include a renovation, furniture, tenants, ongoing management or a future sale. You should not have to rebuild trust from the beginning at every stage.
Our promise is straightforward: we will listen to what you are trying to achieve, tell you honestly what we think, coordinate the right people and remain beside you after the keys are handed over.
Because buying in Turkey should give you more than a property. It should give you confidence, belonging and a trusted family here whenever you need one.
